Position Overview:

The Director of Construction is a departmental leadership position responsible for developing and managing the construction site teams that build our communities and drive the build schedule. The DC ensures HFHPR projects are brought to completion on time oversees build quality, safety, and construction best practices. This position is overall responsible for the hiring, training, and managing construction site staff by modeling and upholding the Cultural Compact. Collaborating with the Development team in the project design phase and contract scope development, the DC creates and manages relationships with subcontractors, resolves questions, navigates conflicts, and oversees team relationships with suppliers and staff. The DC manages HFHPR’s Home Warranty program, oversees program staff, and manages department inventory, such as tools and vehicles. Within the structure of the Construction department, the Director of Construction reports to the Vice President of Construction, and has the following direct reports: Construction Manager, Warranty Supervisor.

Responsibilities:

Design Project Planning- 25%

  • Review and advise in selection of architects, consultants, engineers, and other project specialists with the Director of Project Development.
  • Collaborate with Director of Project Development to ensure that construction best practices and Habitat design specifications are implemented in project design.
  • Review and edit design planning and scopes of work for contracting to confirm buildability.
  • Attending off-site meetings with design team to make informed decisions of design and ensure designs meet Federal, State, and City residential specialty codes; ADA compliance; and Habitat best practices.

Project Plan Implementation/Construction Management during build – 50%

  • Review project construction schedules and project construction budget. Manage adherence and accountability of timeline and budget throughout the project with Director of Project Development.
  • Assist build team in site development, review and QC work and provide leadership in problem solving.
  • Oversee volunteer engagement and training of site staff in volunteer task scheduling and volunteer onsite training.
  • Review and approve requests for proposals and project scopes of work. Review proposal evaluation for subcontracted work with trades.
  • Review, vet, and approve change orders, be comfortable with trade conversations on validity of CO’s and identify scope gap.
  • Oversee the Construction Manager in construction site staff performance and training in construction quality and provide leadership and team building necessary to maintain a workforce that embraces mission, vision, values of the organization.

Construction Department Management – 25%

  • Oversee and verify volunteer build schedule activities with site team.
  • Direct and oversee Construction Warranty processes and staffing.
  • Oversee creation and management of best practices in construction methods and materials.
  • Oversee staff training and professional growth strategies.
  • Oversee construction site safety ensuring all practices and procedures are congruent with OSHA and other agency compliance requirements.
  • Oversee project quality control. Confirm and ensure that regular quality control inspections are documented and happening as scheduled.
  • Oversee HFHPR tools to ensure safety, and inventory count with Construction Manager.
  • Manage HFHPR vehicle fleet. Management of proper maintenance, licensing and check in check out process is functional.

Required Knowledge, Skills, and Experience:

  • Minimum 7 years of experience in construction field experience as a carpenter or superintendent.
  • Minimum of 5 years of experience in construction project management with 5 years of direct supervisory experience
  • Proficiency in reading, analyzing and redlining construction plans.
  • Proven senior leadership skills; leading, driving, motivating a team while holding managers accountable.
  • A good listener and good communicator that is kind, patient, firm and flexible.
  • Strong critical thinking skills, problem solving skills, risk assessment skills which value engineering and cost management.
  • Proficient and comfortable with technology-based project management systems such as Smartsheets, Procore, and MS Office.
  • Effectively communicates with diverse audiences and teams in written and meeting formats; leading meetings and be able present information to various audiences.
  • Experience creating, implementing, monitoring, and following existing processes.
  • Commitment to Habitat mission of sustainable and affordable housing development
  • Proficiency in contract management and construction estimating.
  • Knowledge and experience in managing construction warranty call backs.

Preferred Knowledge, Skills, and Experience:

  • Sustainable Homes Professional (SHP), LEED or PMP certifications
  • Experience with construction software such as Procore, Smartsheet, and Bluebeam
  • Bachelor’s degree in architecture, engineering, Construction Management, Project Management, or Business Administration, or equivalent experience
  • CCB RMI or direct General Contracting experience as a GC
  • Proficient in written and spoken communication in Spanish as related to Construction industry
  • Construction contract management and construction warranty experience
  • Experience supervising projects over $5M
  • Understanding high performance building practices such as LEED, Earth Advantage Platinum.

Work Environment and Physical Demands

Construction Office Hybrid

  • Job is partially located at the assigned construction site and HFHPR offices.
  • Position is sometimes active and may occasionally require climbing ladders as well as considerable standing, bending, kneeling, and reaching in awkward and tiring positions during varying weather conditions.
  • Human-paced, open, team-oriented, business casual office
  • This position may be eligible for remote/hybrid work based on responsibilities, performance, and access to essential work-related resources.
  • The employee will routinely use standard office equipment such as computers, phones, photocopiers.
  • This position may have occasional travel – typically to other Habitat locations or events.

Schedule

  • 40 hours a week, M-F 8:30am-4:30pm
  • Some occasional weekends may be required for events or emergencies. Usually no more than 2 or 3 per year.

Starting Wage Expectations:

Minimum salary $76,000 to midpoint of $95,000. Placement will generally not exceed the midpoint based on qualifications, experience, and internal equity. The full range is $76,000 to $114,000.
