Position Overview:

The Construction Superintendent is responsible for supporting the organization’s goal of building 18 homes.

The individual in this position leads staff, subcontractors, vendors, future homebuyers, and volunteers in performing in-house construction activities, including pre-development work (Site Development Work) and Site Preparation: Site Clearing, Excavation, Footing & Foundations, Framing, Roofing and Pre-Rock, Subs Rough In, Water Resistant Barrier, Windows and Exterior Doors, Insulation, Drywall, Interior Doors and Trim, Interior Paint, Countertops and Cabinets Flooring, Appliances, Subs Trim Out, Exterior Siding, Paint and Gutters, Landscaping
Certificate of Occupancy (COO) Punch-list ,Homeowner Orientation. Providing a quality volunteer experience is a key element of Habitat’s mission. The Construction Superintendent directly supervises work teams on site and must be mindful of their diverse abilities by assigning work that can be accomplished successfully.

Responsibilities:

  • Lead day-to-day construction activities, and supervise subcontractors, staff, volunteers, and future homebuyers
  • Identify and encourage skilled regular volunteers to lead other volunteers
  • Coordinate with the Construction Manager and individual site staff to prioritize daily and weekly tasks to be accomplished by Habitat staff, homebuyers, and volunteers
  • Participate in the development and updating of project schedules; communicate issues of concern and potential schedule delays to the Director of Construction as they arise
  • Gain/maintain a thorough understanding of the permitted construction documents and all construction drawings provided; review construction details for each activity in advance with the Director of Construction
  • Maintain quality assurance check sheets, which require a dual sign-off, to verify that work completed has been inspected prior to proceeding to the next phase/stage of construction
  • Create a positive, safe, and productive on-site experience for all Habitat volunteers and homebuyers (construction teams present daily safety orientations at each site)
  • Ensure that proper safety equipment and safe tools are in use; maintain a fully stocked first aid kit, safety binder, and map to the nearest emergency facility; notify Construction Manager per requirements
  • Participate in regular meetings (construction and organization) as well as other Habitat events
  • Lead and conduct pre-construction meetings, perform Quality, Safety and Erosion Control Inspections daily, weekly and as needed.
  • Proactive and collaborative within the construction team during plan reviews, sow & contracts, weekly meetings, and update daily construction build schedule.
  • Conduct ongoing trainings to ensure field staff's knowledge and comprehension of tools and construction assemblies.

Required Knowledge, Skills, and Experience:

  • Proven ability to take a project from plans to a completed structure, including reading blueprints, preparing material take-offs, and extensive knowledge of all phases of residential construction
  • Working knowledge of the 2021 Oregon Residential Specialty Code (ORSC)
  • Excellent math skills pertaining to daily work
  • Ability to assess the capabilities of others and teach basic construction techniques to unskilled homeowners and volunteers
  • Strategic thinking with ability to adapt to changes
  • Excellent oral communication skills; effective with diverse audiences
  • Commitment to affordable housing development and the mission of Habitat

Preferred Knowledge, Skills, and Experience:

  • Any qualifying combination of education, certification, and experience that demonstrates the ability to perform the duties of the position.
  • Familiarity and experience with project management and scheduling
  • Experience working with volunteers
  • Sustainable Home Professional certification
  • Green building training
  • Experience with Procore
  • Experience with Smartsheet


Work Environment and Physical Demands

  • Job is located at the assigned construction site.
  • Position is very active and regularly requires standing, bending, kneeling, climbing, and reaching.
  • Employee may frequently lift, move, and/or load items over 50 pounds.

Schedule

  • 40 hours a week, currently Mon-Fri, 7:30am-3:30pm; weekend work as necessary

Starting Salary Expectations:

Minimum $58,650 to range salary range midpoint of $71,459. Placement will generally not exceed the midpoint based on qualifications, experience, and internal equity. The full salary range is $58,6750 to $85,043.
